Planning & Application

Planning is an essential component of all we do at Nett Assets, and we offer a comprehensive range of planning services alongside our architectural design capabilities, whatever the nature or scale of your project. Whether it be residential, commercial or industrial, our team can advise on the best route to take to help you achieve your project aims.

We achieved a 95% success rate at gaining planning approvals in 2022.

What is planning?

Planning is the legal bit that must be gained for a project to be given permission to go ahead. Planning permission is granted through a wide variety of different types of planning applications, and for an application to be successful it must demonstrate that it meets specific local and national planning policies.

The planning process can feel overwhelming if you are not familiar with all that it entails, but our experts on the Nett Assets Team are here to help guide you through the process.

Planning doesn’t just apply to the built environment but can also concern how land is used. It is integral to almost every project and our expert local knowledge is a critical factor in the success of your project.

What to expect.

Once your planning application has been submitted, it will need to be validated by the local authority. This just means that they have acknowledged the application, in effect this is when the clock starts!

The relevant authority will then spend some time contacting statutory consultees for their opinions on your proposal and checking that it conforms with local and national planning policies (such as local plans, neighbourhood plans and the national planning policy framework / NPPF). Members of the public can also comment on your application during this time, and we will be monitoring your application regularly for these consultation responses.

Once your application is under consideration by the local authority, we will regularly liaise with them to monitor progress and respond to any queries raised.

After a period of at least eight weeks your application will ideally be approved. Although this can vary hugely from council to council

If the application is refused, you are also normally able to resubmit a refused scheme for free with amendments and we can assist with that too (for example if you have had a refusal using another planning consultant and are looking for our help to get your application approved).
